Building Safety Manager

Job Introduction

Notting Hill Genesis, one of London's largest Housing Associations, are looking for an inquisitive, firm but fair, professional prober with a penchant for asking questions. Perhaps you have a background in building safety or have experience conducting audits and inspections. You may be an all-round ‘technical whiz’. You’ll use your skill set to make sure that we do what we say we will, keeping our residents safe and putting them at the centre of everything that we do.

Competency is important to us in this role, as we need you to be confident from day one. As such, we'll need you to have a technical qualification in a building or building safety related field. Technical experience and qualifications in residential fire safety and structural safety are highly desirable. 

What you’ll do

As a Building Safety Manager, you will manage a set number of high-rise buildings within a specified patch in accordance with its Building Safety Case. You will secure the award of Building Assessment Certificates (required for occupation) by submitting Building Safety Cases to the Regulator according to prescribed parameters. In doing so, you will shield NHG from criminal penalty.

The Building Safety Manager role is integral to the management of safety within our High-Rise Buildings. You will provide assurance not only to the Regulator, but also to our residents, ensuring that they both are and feel safe within their homes. 

You can expect to be out and about for some of a typical week - using your technical skills and people skills to conducting building audits, risk assessments, and engaging with our residents. You'll be in our office in Kings Cross for one or two days each week, working together with the other building safety managers, safety case developers and other teams across NHG to obtain the information you need.

How you’ll do it

  • Keep the high rise buildings in your patch safe by being a critical friend to other NHG teams and contractors
  • Conduct regular building audits and risk assessments, following up on actions through to completion
  • Keep the Building Safety Case for buildings in your patch up to date
  • Work with other accountable persons in buildings to demonstrate full collaboration when it comes to safety
  • Respond to regulator requests for information and Building assessment Certificate applications
  • Be accessible to customers in your building to talk about safety, keeping their building safety resident engagement strategy updated.
  • Act as a subject matter expert on the Building Safety Act, including MOR, information sharing, safety cases and building control.

The ideal candidate

Essential:

  • Working understanding of building inspections, construction, fire strategies, risk assessment, Mandatory Occurrence Reporting (MOR), and building control applications.
  • Ability to interpret technical drawings and reports.
  • Proven experience proactively investigating and managing a caseload under time pressure.
  • Experience in auditing and risk assessing within the built environment.
  • A people person - able to talk to residents and colleagues to give them confidence in your knowledge.
  • Ability to travel across London and occasionally outside of the M25.

Qualifications:

  • Level 6Diploma in Building Safety Management and CIOB membership

    Open to consider candidates with the following qualifications willing to work towards the CIOB: 
    • NEBOSH Fire or membership of Institute of Fire Engineers (IFE) or a similar fire safety body
    • HND in construction
    • Level 4 or above FRA qualification
    • Membership of Institute of Structural Engineers
    • Membership of Chartered Association of Building Engineers (CABE)
    • Demonstrable work experience with a regulatory enforcement body in relation to complex residential buildings.
