What you’ll do
Notting Hill Genesis, one of London's leading housing associations, is seeking a Damp and Mould Operations Manager to join our growing Damp and Mould team.
As a Damp and Mould Operations Manager, you’ll lead our operational response to all condensation, damp and mould (CDM) cases across NHG. You’ll make sure every case is triaged, investigated and resolved in line with Awaab’s Law and other regulatory requirements, while using data and insight to identify patterns, target high‑risk homes, and prevent issues recurring. Working with colleagues across Operations, Repairs, Housing and external partners, you’ll help deliver safe, well‑maintained homes and improve the lives of our residents.
Please note that this role is known internally as CDM Operations Manager (Condensation, Damp and Mould).
How you’ll do it
- Provide operational leadership for all CDM‑related processes, setting expectations and driving high performance across the team.
- Ensure all cases are managed effectively, completed on time and meet statutory and contractual obligations.
- Lead, develop and motivate the CDM team, embedding a culture of accountability, continuous improvement and excellent customer service.
- Act as the organisation’s subject matter expert for CDM, providing guidance, training and assurance across NHG.
- Use data, trends and local insight to reduce disrepair, improve repair quality and prevent recurrence.
- Oversee contractor performance, ensuring work meets expectations, statutory timescales and customer priorities.
- Develop operational policies, procedures and guidance to ensure consistent, accurate case handling and record keeping.
- Lead improvement projects, including damp and mould remediation and other high‑risk special projects.
- Ensure full compliance with Awaab’s Law, including mandatory inspection and repair deadlines, and provide assurance to senior leaders and external bodies.
- Foster strong relationships with contractors, Housing Management, Asset Management, Health & Safety and Resident Engagement teams to deliver joined‑up solutions.

Pending confirmation of legislative changes, this role may require a qualification to demonstrate competence. If not already qualified, there may be an expectation to study towards a professional qualification.
Essential:
- Degree-level qualification in Building Surveying or Construction Management
- Strong track record in housing repairs, maintenance, or asset management at a senior level.
- In-depth understanding of Awaab’s Law, housing regulation, and health and safety requirements relating to damp and mould.
- Proven ability to analyse performance data, spot trends, and implement preventative measures.
Desirable:
- Professional housing or property management qualification (e.g., CIH, RICS, CIOB) desirable.
- Health & Safety training/qualification - CITB Site Safety plus SMSTS current certification.
