We’re now looking for a Project Manager – Post Construction to lead and manage latent defect projects across our portfolio. You’ll work with internal teams, contractors, and industry bodies to resolve issues efficiently—ensuring projects are completed on time, within budget, and with minimal disruption to residents.
What you’ll do
- Manage and lead latent defect projects from investigation through to resolution.
- Work closely with warranty providers, contractors and internal teams to progress cases and identify risks early.
- Influence future design and build quality by feeding learning into technical specifications and Employer’s Requirements.
- Produce clear, high-quality reports for senior stakeholders and committees, including Executive Board papers.
- Maintain accurate project records and keep stakeholders updated regularly.
- Visit residents’ homes to diagnose issues and attend resident meetings when required (including occasional evenings).
- Support colleagues managing patent defects (years 1–2), helping with diagnosis and trend identification.
Additional key responsibilities - Lead complex latent defect cases independently, including contract management and liaison on contentious matters.
- Produce detailed remediation reports and oversee documentation requirements.
- Chair resident meetings and manage communications professionally.
- Work across departments to support customer experience and NHG’s Better Together strategy.
- Deputise for the Senior Project Manager when required.
- Build strong relationships with external partners and represent NHG confidently.
The ideal candidate

Pending confirmation of legislative changes, this role may require a qualification to demonstrate competence. If not already qualified, there may be an expectation to study towards a professional qualification.
Essential
- Background in building surveying and/or construction project management, ideally with (or working towards) chartership (e.g., CIOB, RICS).
- Strong project management experience, with the ability to resolve defects effectively and manage contractors.
- Experience in latent defect resolution, construction processes, and contract management.
- Confident negotiator with the ability to influence at all levels and build strong professional relationships.
- Excellent communication and reporting skills, with the ability to present clearly to senior stakeholders.
