Property Manager

Please Note: The application deadline for this job has now passed.

Job Introduction

Are you currently working as an assistant or trainee property manager or are you in a similar housing role and looking for your next step? Can you bring your experience to a challenging and rewarding role that combines a focus on people and one of their most fundamental needs, a quality home? If so, a career with a leading London Housing Association could be the right fit for you.

At Notting Hill Genesis, our property managers are known as property management officers (PMOs) and are at the heart of our one point of contact operating model for our Leasehold residents.

As a PMO, you will be the main point of contact for the homeowners on your patch of properties. You will deal with their queries and provide excellent levels of customer service by maintaining regular contact with them. We are looking for people with a strong work ethic, great problem-solving skills and a strong customer focus to join us as PMOs.

Main Responsibility

You will be responsible for a broad range of property management disciplines in addition to being the one point of contact for the residents on your patch. Some of your regular tasks will include:

  • Dealing with general property, leasehold and/or maintenance queries
  • Building and managing resident relationships and addressing any issues that may arise
  • Property inspections and raising repairs
  • Setting service charge budgets and producing service charge accounts
  • Income collection
  • Working towards meeting your key performance indicators

As you would be coming into the role at a higher level than other PMOs, you will be expected to take on more complex patches/cases due to your prior experience. Although, you won’t be on your own. You will be part of a leasehold team overseen by a leasehold manager with the support of a senior PMO. You will also get close support from the wider leasehold service as well as specialist teams that assist in ensuring our residents are safe and comfortable in their homes.

This role can be hugely rewarding, and you need to be organised, thorough and resilient with excellent communication skills and the ability to thrive under pressure.

In return for taking on this challenging role you will receive great opportunities to learn and progress. We support our PMOs through our in-house training programmes and the Institute of Residential Property Management (IRPM) qualifications. Our PMOs acquire a range of skills that allow them to learn and develop their knowledge to progress in their careers. Many of our PMOs have moved up into senior positions within our service and others have branched out into other areas including asset management, compliance, and development.

The Ideal Candidate

A lot of our PMOs come to us with no property management or housing experience but we also want people with experience. This is where you come in. For this higher level PMO role, you should have some experience in housing, block or estate management. You might already be working as a property assistant or junior block, property or estate manager, or you might be working in another housing role like tenancy management.

As well as bringing some property management or housing experience, it is essential that you have a proactive attitude and are an effective communicator and good with numbers. You should be organised, patient and resilient, as well as being a quick learner. An understanding of leasehold legislation would be an advantage, but it is not essential.

There’s always demand for jobs in this area, and this is an exciting career opportunity for the right person.

Please take a look at the attached role profile which outlines the responsibilities of the role and the candidate behaviours that we are looking for.

We have a number of vacancies across our Hammersmith and King’s Cross offices.

About the Company

Notting Hill Genesis is now one of the largest housing associations in London and the south east. We own and manage more than 66,000 homes and employ around 2,000 staff. We provide homes across a range of tenures and are committed to continuing to deliver housing that is affordable to all. Our roots reach back to the 1960s when our legacy organisations were established by local people who shared a similar vision – to house west London’s working poor, providing them a home from which to build themselves and their families a secure future.

Our people

We value our people and both respect and celebrate their differences. We’re proud to say that our colleagues come from different backgrounds, with varied outlooks and are from all over the world. We encourage and are committed to diversity. We know that when people with varied experiences and unique points of view come together, it makes us a stronger organisation and more able to help the wide range of residents that we serve. We want all our colleagues to bring their full selves to work in a culture and environment based on respect and fairness, regardless of role, background or ability.

Our pledges

We are proud signatories of the G15 group’s diversity pledge to encourage more diversity in the boardroom and at senior level.  The pledge on Black, Asian and minority ethnic (BAME) diversity commits NHG to reflect the ethnic diversity of the communities we work in at all levels and particularly at senior managerial, leadership and board levels.

We have under-representation of BAME colleagues at this level and are keen to fill this gap. We welcome applications from everyone. For this role, we especially encourage BAME candidates to join us and be part of an inclusive culture that celebrates diversity, equality of opportunity and provides a place for you to grow your career.

We are also a Stonewall Diversity Champion, a Disability Confident employer and have signed up to Harry’s Pledge. We actively monitor the diversity of our workforce and strive to show equal representation throughout all levels of the organisation.
