Job Introduction
What you’ll do
As a Renewals Adviser, you’ll play a key role in driving tenant retention and income growth for Folio/ Simplicity. You’ll manage tenancy renewals from negotiation through to agreement, setting rents in line with market trends and company policy. Your responsibilities will also include ensuring full compliance with legal and regulatory standards, handling change of sharer requests efficiently, advising customers and colleagues on the renewal process, and maintaining accurate records to support audits and informed decision-making.
How you’ll do it
You’ll work independently to deliver outstanding results. Your day-to-day will include:
- Proactive communication with tenants and internal stakeholders.
- A meticulous, customer-first approach to service delivery.
- Strong use of IT systems to manage tenancy data and documents.
- Compliance with tenancy legislation including right to rent checks.
- Expert negotiation to balance customer satisfaction with business needs.

Essential:
- Experience in private rented sector
- A self-motivated and enthusiastic individual.
- An exceptional communicator, confident engaging with customers face-to-face, over the phone, and via email.
- Able to prioritise tasks and manage a busy workload effectively.
- Experienced in administration within a fast-paced environment
- Highly emotionally intelligent with fantastic negotiation skills.
- Detail-focused and organised, with excellent IT skills (MS Office essential).
- A self-starter requiring minimal supervision.
- Ambitious, hardworking, and passionate about delivering excellent customer service.
Desirable:
- Experience in managing tenancy renewals and/or change of sharer process in the private rented sector.
- A Property Mark Level 3 or TPI Level 2 qualification (or willingness to complete within 6 months is essential).
