We are looking for a Senior Estate Operations Managers to bring together and manage one of our most high-profile developments in Colindale, North London. The site is made up of stabilised and new build blocks that need bringing together to form one joined up estate. There is also significant redevelopment happening in the area and this is one of NHG’s most exciting projects. The role will work closely the regeneration team to ensure we are working in a customer centric way and creating an estate that fits the diverse needs of our residents, There are many stakeholders involved which you will need to manage relationships with, these include involvement of local authorities, councilors and MPs, development and regeneration teams and partners as well as many internal colleagues. There are complex issues including legal and service charge management issues. The role will grow and develop so you will need to be a proactive self-starter, have new and creative ideas and be experienced in setting new teams up from scratch. 

Main Responsibility

We are looking for a Senior Estate Operations Managers to lead and coordinate the management of this estate. You will be required to deliver exceptional services against NHG’s placemaking principles; estate management, customer and people, brand and identity and community and socio-economic development. 

You will ‘health check’ the schemes and identify and lead on service improvement strategies, seeking and acting on feedback from residents and stakeholders. 

We want you to bring together all issues and manage them through to completion.  You will have the support of various technical teams and contractors to address the matters at hand.  You will be expected to bring together and challenge internal teams with the objective of delivering the best possible service for your residents. 

You will lead on communication across your estate ensuring all stakeholders, and especially your residents, are kept up to date and well informed.  This will include both written and verbal communication suited to the situation and could range from newsletters through to face-to-face meetings with individuals or groups.

You will also be responsible for the day-to-day management of the estate.  Working mostly on site, you will ensure that the day-to-day management of the estates runs smoothly.  Ensuring you are live to any immediate issues and that our communal areas and grounds are safe, clean and our services provide good value for money.

You will be responsible for managing and motivating any onsite staff.  These staff will help you achieve your objectives.

You will be responsible for overseeing the management of the service charge budget, ensuring the service charges across the schemes are fair, reasonable, and are compliant with all legislation.  You will be accountable to NHG for these and will be expected to justify all costs to residents and ensure these are issued within set timeframes. Financial control within budgetary constraints will therefore be essential.

To be successful in this role you will act as an ambassador for NHG and have the ability to build good partnerships in a demanding environment.  You will need to take ownership of local issues and work in conjunction with internal and external parties who may have conflicting demands.

You will be required to spend most of your time working on the estate (in Colindale) with regular visits to our offices based in Hammersmith and Kings Cross.

The Ideal Candidate

We are seeking a proven individual who has taken the lead on all aspects of multi-tenure estate management, including managing complex service charge budgets. The candidate will need to have experience of managing through high performing teams and has formulated and executed estate management strategies and long-term plans.

You will be required to demonstrate your skills and previous experience in the following areas: 

  • Delivering exceptional services against NHG’s placemaking principles; estate management, customer and people, brand and identity and community and socio-economic development
  • Managing operational performance against targets and KPI’s
  • Managing a team of property professionals and local service providers to deliver against targets
  • Delivering excellent services on budget while making a significant contribution to profits/surpluses
  • Implementing place and estate management strategies to improve services, value for money outcomes and asset value
  • Streamline operations across the estate and influence tenure management
  • Contract management – procurement and day to day management
  • Compliance – legislative, industry and H&S
