What you’ll do
As a Senior Portfolio & Disposals Adviser, you’ll play a vital role in delivering NHG’s Better Homes Strategy by identifying homes that no longer meet financial or resident-focused standards. You’ll lead on strategic asset management activities including property appraisals, disposals, and portfolio optimisation, ensuring each decision supports long-term investment planning and improves resident outcomes. Working across housing, finance, and operations teams, you’ll help shape the future of our housing stock through data-driven recommendations and collaborative delivery.
How you’ll do it
Proactively identify and critically assess underperforming homes using our strategic asset management systems, conducting detailed options appraisals and financial modelling.
Lead on complex portfolio management projects, including sales, small land disposals, and lease reviews, working with external consultants and surveyors to achieve strategic objectives.
Collaborate closely with internal teams, such as our Renew programme, to support residents through the transition process and ensure the best outcomes.
Manage and maintain accurate trackers and schedules, ensuring timely processing of sales and invoices in line with financial regulations.
Deputise for the Portfolio & Disposals Manager, representing the team at meetings and overseeing regulatory returns for completed activities.
The ideal candidate

Essential:
Demonstrable experience in a property investment, property sales, asset management, or housing-related function.
Strong analytical skills with experience in undertaking property appraisals, investment decision-making, and financial modelling across multi-tenure stock.
Excellent communication, negotiation, and influencing skills, with the ability to work effectively with stakeholders at all levels.
Advanced IT skills, confident with Microsoft packages, housing and/or asset management database systems
